“I can’t start a construction project during the winter.”

In Northeast Ohio, construction happens year-round. While there may be extra measures taken during the cold months, there are seasonal obstacles that can occur no matter what time of year a project takes place. 

Here are some benefits of building your custom home in the winter :

  • There is less competition. Though construction happens through all seasons, it tends to slow down during winter. This means that with fewer people building, sub-contractors’ schedules may be more open, which would allow them to be at a job site when you need them, rather than weeks out. Supplies may be more readily available too!
  • Permits tend to move through faster.
  • Though it may take a bit longer for it to cure, pouring a foundation in colder weather can result in a stronger foundation. While it may be necessary to cover foundations with insulative blankets during extremely cold temperatures, it is easier to tarp off and protect them from snow, than it is to try to protect them from a rainstorm in the warmer months. 
  • Fidei prefers to utilize precast foundations. This foundation wall system is formed in a factory (controlled) environment, installs extremely fast, and sits on gravel footings (eliminating the need for poured concrete footings).

There are also some things to consider that can add to the budget during the colder months. It is up to you whether or not the pros outweigh the cons.

  • You will have to provide a source of heat to help things cure and to keep the contractors warm while they work. 
  • Snow removal will be critical during the build. You don’t want a construction vehicle sliding around the site, or getting stuck. Keeping the site sanded and clear would be a priority at all times. The equipment also needs time to warm up.
  • Because there is less daylight in winter, temporary lighting may need to be set up so that they are able to work longer.
  • Cold weather and less daylight take a toll on productivity. It can also slow productivity by dampening worker morale.
