There are a lot of home builders out there. Many of them have the word “custom” in their name. In truth, many of them are semi-custom (at best). They will typically start you off with one of their stock plans and allow you to “customize” certain areas and aspects of the home. These “custom” home builders limit you to a handful of their pre-selected options as you move through the build process.
“A custom home builder will give me the freedom to choose my design layout, fixtures, and materials I want for my home.”
This is the sentiment of most people aspiring to build a custom home. It can be discouraging to walk into a custom home build with the expectation that you get to start from scratch, only to find out there are limitations.
It’s OK to shop around for a home builder that you feel comfortable with, and that you feel you can trust. Building a home is a long process, so choose someone that has your best interests at the forefront of the project.
Some things to keep in mind when you start the process of designing and building a custom home :
- The home can be built on land that you purchased or acquired. Be sure to have it surveyed.
- Design your home with an architect and have a full set of construction documents for the builder.
- Be prepared to make a lot of decisions – from the style and design of your home, window types and locations, material choices, fixture types, paint colors, electrical outlet placements, etc.
- Stay organized and observant. It is easy to go over budget, and while the builder will be tracking expenses, it is a good idea for you to keep track of all expenses on your end as well.
If you aren’t sure if a builder is fully custom, you will know if:
- They offer home and land as a package deal
- They offer several house plans to choose from.
- They allow you to select your favorite styles and designs from a menu, with different price tiers and categories.
- They limit your choices without a thorough explanation
To be clear, not everyone needs a truly “custom” home builder. There are many ways to build a home that you and your family will be very happy in for years to come. Whatever route you decide to go, have fun with it! Being involved in the design and construction of your home is an exciting experience!
